How do I view your buildings?
Our main show centre is located in Haywards Heath, West Sussex, which is a straightforward journey from London (approx. 45 mins by train from Victoria/London Bridge, or a drive down the M23). We have 14 buildings on display for you to explore. Short on time? We know London life is fast-paced. That’s why we offer a comprehensive Virtual Design Consultation. Our Managing Director can guide you through the showroom and discuss your specific site requirements via video call, saving you the travel time.
How does planning permission work in London?
In many London boroughs, garden rooms can be built under 'Permitted Development' rights, provided they are under 2.5m tall and meet specific boundary criteria. However, if you live in a Conservation Area, a flat, or a listed building, the rules are stricter. We have a dedicated planning administration team who are experts in London planning policies. Do you handle difficult access (e.g., terraced houses)?
Yes, this is a common scenario in London. Because our buildings are manufactured in sections and assembled on-site, we can often carry materials through a standard side gate or even through the house if necessary. During your initial consultation, we will assess the access route to ensure a smooth installation.
Is the electrical connection included?
Absolutely. We provide a complete package. We don't just build the shell; Bakers and our trusted partners install the concrete base, run the armoured cabling from your main fuse board, and connect all sockets, lights, and data points. You receive a fully functioning room ready for your desk or furniture immediately.
